In addition to enjoying apple picking season in the Fall in San Diego County, anyone who has ever bought or sold a home knows that it is a very stressful experience, and to reduce that stress, you have to know what to expect, be given the approximate timeline for the sale of the home, hire an experienced real estate agent who will guide you each step of the way through the transaction and learn to have fun in the process.

Laughter Reduces Stress

Laughter is a great way to offset that real estate transaction frustration. Here are some other important reasons that laughter is value all the way around in our lives:

Laughter relaxes the whole body: A good, hearty laugh relieves physical tension and stress, leaving your muscles relaxed for up to 45 minutes after the laughing

Laughter boosts the immune system:  Laughter decreases stress hormones and increases immune cells and infection-fighting antibodies, thus improving your resistance to disease.

Laughter triggers the release of endorphins: the body’s natural feel-good chemicals. Endorphins promote an overall sense of well-being and can even temporarily relieve pain.

 protects the heart: Laughter improves the function of blood vessels and increases blood flow, which can help protect you against a heart attack and other cardiovascular problems.

Laughter burns calories: One study found laughing for 10 to 15 minutes a day can burn about 40 calories, which could be enough to lose three or four pounds a year.

Laughter may even help you to live longer: A study in Norway found that people with a strong sense of humor outlived those who don’t laugh as much. The difference was particularly notable for those battling cancer.

Laughter during a real estate transaction is better than being upset, mad, frightened or anxious.  Ask your agent to share of of their funniest stories about selling a home with you. This will help you realize that there are many ways you can enjoy the process even when you are tired of waiting, or exhausted from packing up your home or settling into to the new one. Why Selling Your Home with An Agent Makes You $42,000 More!

It may surprise you but a real estate agent can sell your house faster and for a higher price than you would get by selling it on your own. According to the National Association of Realtors, properties sold by an agent sold for $41,000 more.  For example, an owner-sold properties sold for $174,900 in 2012 and agent-sold properties averaged $215,000.

The number of people attempting to sell their own homes has dropped from 20 percent to 9 percent during the last decade. There are several other reasons for this, besides the major increase in value given to the homeowner.

Another reason, is that the legal paperwork and contracts are extremely complicated today and 19 percent of sellers say they have problems understanding how to draw up contracts and legal documents. A third reason is that 15 percent of sellers without an agent have problems getting the right price for the property. The last reason according to the data is that 15 percent of sellers are confused about what projects they should fix up to help make the property reach it’s highest financial potential when it sells.

Additionally, negotiating over repairs, terms and price is not a good idea on your own, especially in litigious California.  Unrepresented sellers may put themselves into more danger trying to save themselves money, but they don’t have all the right forms completed, they don’t know what is important to disclose to buyers and they risk being sued for something they didn’t do or know to disclose.

Professionals have an advantage in this area.  As a professional real estate agent I am familiar with the prices of similar homes in your area and can help you adjust the asking price higher or lower based on the current market. Priced right, and ready for sale, your property will sell fast in our current San Diego market. We will discuss the correct price range based on the neighborhood, the state of your home in regards to upgrades, and repairs needed or completed.  It is easier for me to price your home at the right value because I am n ot emotionally involved with your home. That doesn’t mean I won’t listen to your ideas about the value. As a matter of fact, I just sold the last three homes for about $20K more than the proposed value of the comparables. NOW IS A GREAT TIME TO SELL!

Additionally, I have access to over 500 websites that buyers can search for your home.  A for-sale-by-owner doesn’t not have that much selection. And, having a lockbox, a sign, and safeguards in preparation of selling your home keeps “lookie-loos” out of your home. Only serious buyers can see your home when you hire an agent to run interference for you.
